The brief

Becton Corporation is a leader in the development of five-star retirement accommodation. Becton’s luxury development blueprint includes infrastructure and service attributes as core components of a luxury product expectation.

The Classic Residences development in Brighton is an example of the product and has met with great success. With demand for retirement accommodation set to increase, Becton briefed MacroPlan to identify suitable locations for similar premium developments elsewhere in Australia.

Methodology

MacroPlan’s research and analysis capabilities were exhibited during a three-stage process. The first stage of work was to understand the catchment and penetration levels of product purchases.

MacroPlan then developed a model to test potential sales rates and quantify future demand. Utilising detailed ABS data mapping available in-house, the model allowed us to layer and cross-tabulate age, population and wealth indicators. This complex and robust process resulted in over 50 locations being shortlisted and tested.

Finally, we conducted a detailed competition assessment and site identification analysis, involving meetings with Commonwealth and state government departments, major landholders and local councils.

Result

MacroPlan identified six specific sites for luxury retirement developments.
