Project Description: MacroPlan provided an independent assessment of the market need for supermarket and convenience retail floorspace at the Gore Hill mixed-use-high technology business park (GHBP) in the Willoughby Local Government Area (LGA).  In addition to this, we analysed the likely economic impacts associated with such a development, including impacts on the surrounding retail/centres hierarchy across the Lower North Shore of Sydney.  This report was been prepared as part of a planning proposal (being prepared by BBC Planners) for the site at the corner of Campbell Street and the Pacific Highway, Artarmon, that would allow ‘shops’ as a permissible use in the B7 – Business Park zone, in order to enable the development of a 4,100 sq.m supermarket and 1,800 sq.m of supporting specialty retail.  At a high-level, our methodology included an assessment of:
