Methodology:  The serviced accommodation supply was measured against underlying demand to determine the market gap. Demand was quantified by investigating the following:

  • Domestic and international visitor nights;

  • Tourist accommodation preferences and place of origin;

  • Local traffic estimates;

  • Drive time catchments;

  • Industry / business outlook; and

  • Infrastructure investment.

Result:  The supply and demand assessment revealed there was a strong basis to develop serviced apartments in the Moreton Bay region, particularly within North Lakes.  The presentation effectively served as a communication / key messaging piece to hotel operators.
