After the successful development of the District Outlet Centre (DOC) at Parafield Airport in South Australia, Devwest engaged Macroplan to provide an independent assessment of the market potential for the development of a DOC at Gold Coast Airport, Queensland. The assessment included drive-time analysis to help inform the potential trade area the DOC would serve, population and demographic analysis, competitor analysis and an understanding of the retail offering within other outlet centres, an overview of the key success criteria for the factory outlet market in Australia, the development potential including the supportable scale and recommended tenancy mix, and the potential sales outlook for the centre. Analysis of the likely trading impacts on existing retail facilities in the surrounding region was also undertaken. Macroplan’s analysis concluded that the proposed scale of outlet centre was supportable at the Gold Coast Airport in the immediate to near term, particularly given the strategic location within the Gold Coast Airport precinct, with trading impacts likely to be negligible to minor for other competitive centres.
